The starting point for managing portfolios with Stratus is a survey of the structural condition of the building. Based on this, the software then performs an evaluation: it determines the actual condition value, the ideal timing for repairs and the future annual financial requirements. With this, both the structural and the financial requirements can be coordinated and simulated in different scenarios. In the investment plan, any necessary repairs are combined into practical, useful packages and divided into phases. This makes it possible to optimise planning by matching the investments to the available financial resources. The maintenance costs for newly completed projects are automatically incorporated in the management. At all times, Stratus offers owners a clear overview of the value of their overall inventory and creates the basis for reliable maintenance management and solid financial planning.

For individual objects: optimised repair timings and repair costs

Stratus creates a three-page object evaluation for every single object in which all the key characteristics are summarised and presented graphically. The diagram shows the condition of the relevant components, the ideal timing for any repairs and the costs expected in the relevant years.


Status of the overall inventory

This graphic illustrates the condition of the entire portfolio and can be created both as a snapshot of the current situation and as a model for the future. Every column represents an object. The lower the column height, the worse the condition of the building; the wider the column, the higher the new value of the object. Strategic decisions need to be taken for objects that are in a poor or very poor condition: should you carry out extensive renovation work, or is demolition the right choice?


Stratus Investment Planner: integrating building projects in financial planning


Projects and finances at a glance

With the Stratus Investment Planner, all planned measures and their financial requirements can be recorded. The Investment Planner maps the SIA project phases and automatically assigns appropriate shares of the project budget. If unwanted peaks occur in the forecast annual financial requirements, the Investment Planner can be used to stagger projects and simulate budgeting scenarios. Repair costs that have not yet been assigned to a specific project are listed separately. Global budgets can be drawn up for ongoing costs, such as maintenance. This means that all costs are combined into a single overview.

Today, over 30,000 different real estate objects in Switzerland are managed with Stratus – from fire stations to hospitals.
