Strategic portfolio management for buildings and infrastructure

Stratus is the software for strategic portfolio management. Developed by real estate and infrastructure professionals, it represents a well-founded decision making tool for maintenance management, investment planning and financial planning.

Stratus at a glance

With Stratus it is possible to strategically plan value preservation and the development of real estate and infrastructures across their entire lifecycle.

The starting point for managing portfolios with Stratus is a survey of the structural condition of the building. Based on this, the software then performs an evaluation: it determines the actual condition value, the ideal timing for repairs and the future annual financial requirements. With this, both the structural and the financial requirements can be coordinated and simulated in different scenarios. In the investment plan, any necessary repairs are combined into practical, useful packages and divided into phases. This makes it possible to optimise planning by matching the investments to the available financial resources. The maintenance costs for newly completed projects are automatically incorporated in the management. At all times, Stratus offers owners a clear overview of the value of their overall inventory and creates the basis for reliable maintenance management and solid financial planning.

What makes Stratus unique

Comprehensive experience and expertise

Behind Stratus is the engineering, planning and consultancy firm Basler & Hofmann with its large team of real estate and infrastructure experts. This expertise continuously flows into the development of the software. The core of the software is made up of extensive databases with statistical cost values covering all the significant elements of real estate and infrastructure objects. This is what makes the cost forecasts of Stratus so reliable. The software has been used by professionals for many years – both at a canton, city and municipal level, as well as by private investors.

Brilliantly simple

Stratus delivers a very comprehensive decision-making basis with minimal cost and effort for data collection. The reason for this is the building and construction know-how integrated in the software. This allows the tool to map the ageing process with just a few relevant parameters – and to accurately forecast the ideal timing for repairs in order to maximise value retention. This makes the software brilliantly simple for users. Thanks to the available interfaces, the data from Stratus can also be easily exported to other business programs, allowing it to be integrated in existing processes.

A strong competence centre

Stratus customers can get support from our team of experts at any time. Our real estate and infrastructure experts can carry out status surveys for entire portfolios, accompany you in the process of setting up a suitable reporting system, and work together with customers to develop the right strategy.

Clear evaluations

Stratus displays all evaluations in the form of clear, easy-to-read diagrams – whether at object, project or portfolio level. The visualisations make communication between building specialists and financial experts easier, and impress in negotiations with political and other decision-making bodies.

Stratus diagrams: impressive decision-making tools

With Stratus, all data can be analysed in a wide range of clear diagrams that permit evaluations of everything from individual objects up to entire portfolios. Here is a small selection of examples using the Stratus real estate tool. The same evaluation tools are available for infrastructure.

For individual objects: optimised repair timings and repair costs

Stratus creates a three-page object evaluation for every single object in which all the key characteristics are summarised and presented graphically. The diagram shows the condition of the relevant components, the ideal timing for any repairs and the costs expected in the relevant years.

Status of the overall inventory

This graphic illustrates the condition of the entire portfolio and can be created both as a snapshot of the current situation and as a model for the future. Every column represents an object. The lower the column height, the worse the condition of the building; the wider the column, the higher the new value of the object. Strategic decisions need to be taken for objects that are in a poor or very poor condition: should you carry out extensive renovation work, or is demolition the right choice?

Stratus Investment Planner: integrating building projects in financial planning

Projects and finances at a glance

With the Stratus Investment Planner, all planned measures and their financial requirements can be recorded. The Investment Planner maps the SIA project phases and automatically assigns appropriate shares of the project budget. If unwanted peaks occur in the forecast annual financial requirements, the Investment Planner can be used to stagger projects and simulate budgeting scenarios. Repair costs that have not yet been assigned to a specific project are listed separately. Global budgets can be drawn up for ongoing costs, such as maintenance. This means that all costs are combined into a single overview.

Stratus for real estate

Today, over 30,000 different real estate objects in Switzerland are managed with Stratus – from fire stations to hospitals. Public and private portfolio managers have placed their trust in the established software for professionals. Additional modules for areas like energy and safety provide a further source of information for decisions relating to the planning of maintenance measures.

Stratus for infrastructure

Infrastructure plays a significant role in the quality of a location, and at the same time it also represents a considerable cost item in the budget. For this reason, more and more municipalities and cantons want to have a clear overview of the annual financial means that are required for value retention.
