
Low effort – extensive analysis
Two key parameters are required for every building for real estate maintenance with Stratus: firstly the insured value (the replacement value of the building), and secondly the current condition of the building structure. It only takes one visit and inspection to determine the latter, involving a survey of the condition of the 20 most important aspects of the building following the Stratus method. With this basic set of data, Stratus then calculates all the key parameters for yearly maintenance over a period of many years:
- Status value
- Yearly costs for maintenance and repairs
- Plus the ideal timing for repairs to be carried out on each component
Depending on requirements, these parameters can be issued as a clearly presented graphic or in the form of a table, either at component level, for the building or for the entire portfolio. Thanks to the interfaces provided, the data can also be freely exported to other software for further processing.
Realistic financial planning
Stratus shows the annual financial requirements for maintaining the building stock. This provides real estate experts with the necessary information about current and future financial requirements at any time, enabling them to budget realistically. If, for example, repair work is postponed for cost reasons, the program will simulate potential consequential damage and resulting additional costs. Last but not least, the success of a sustainable real estate strategy is made visible and can thus be communicated: the evaluation diagrams show at a glance whether the value of a portfolio will be preserved over the years.
Stratus is used to manage over 30,000 properties in Switzerland. The software has been developed by real estate experts who continue to refine it. It has been used for many years by professional real estate managers both in the public sector (at canton, city and municipal level) and in the private sector. Real estate maintenance management is a challenging task: when do you need to replace which components? Which measures can be sensibly grouped together? What are the expected costs in each year? Investment planning
The Stratus Investment Planner is an even more powerful tool for financial planning. With this expansion of the basic software, in addition to maintenance and repairs it is also possible to include conversion, expansion and new build projects in Stratus and in the long-term yearly financial requirements at an early stage. If the investments accumulate, the Investment Planner can be used to simulate different investment scenarios and thus match the financial requirements with the available budgets.
Expansion modules: Energy, Safety
In addition to the structural condition of the buildings, energy and safety issues also play an important role for many owners in terms of the planning of maintenance measures. Expansion modules are available for Stratus for both topics. The “Energy” module makes all strategically relevant information in connection with energy and water consumption available, with minimal effort and cost involved in the data collection. The condition of properties in terms of building structure and energy is provided in an overview, allowing energy-related renovation measures to be combined intelligently with structural repairs. The “Safety” module can be used to record components that carry special risks – e.g. earthquake risk or risks associated with harmful substances in buildings – or information about barrier-free access and protection of historical buildings and monuments.
